Job Description

My client is a second-generation family owned and managed business delivering main-contracting services to the Retail, Commercial and Leisure sectors.

Purpose of the role:
  • To provide leadership and direction in the safe and profitable delivery of all projects.
  • Ensure Customer satisfaction and obtain the expected level of performance from all Team Members.

You will be reporting directly to the Contracts Director/Senior Contracts Manager/Operations Manager.

Key Accountabilities and Deliverables:
  • Responsible for the delivery of projects from pre-construction planning to delivery and after care post Practical Completion.
  • To ensure our customers expectations are carefully managed and delivered.
  • Contribute to the team to achieve maximum profit and minimum risk for each job.
  • To undertake work in accordance with the Company's H&S Policy and other procedures. To take reasonable care of the H&S of myself and any other person who may be affected by my acts or omissions at work. To cooperate with any H&S duty or requirement imposed by the Company, and to use anything provided by the Company for health, safety or welfare in accordance with its purpose.

Main responsibilities:
  • Comply with policies and best practice.
  • Develops relationships and communicates effectively with key customers, business partners and stakeholders.
• Promotes a professional image and upholds the values and work ethics of.
• Manages HSE performance and standards set by the Company and HSE Legislation.
• Receive regular feedback from customers, and assist with implementation of appropriate action addressing areas of concern for the customer.

Pre - Construction Phase
  • Carry out site visit in conjunction with the Estimator and draw up a Preliminary Construction Programme to assist with preliminaries pricing and build strategy.
  • Produce and issue project risk log to key stakeholders.
  • Produce detailed pre-construction programme for the project.
  • Identify all H&S issues to allow the H&S plan to be written.
  • Produce detailed Method Statements for site specific tasks.
• Support pre-contract team, in developing customer solutions and winning strategies including ensuring adequate resource is available for the tender/project.
• Participate and actively contribute to the Pre-Start handover between the Estimators and Construction Department.
• Review options for construction and challenge solutions selected.
  • Provide cost effective solutions for the construction of the works in conjunction with the Estimators and QS.
  • Contribute, question, challenge and endorse the commercial strategy and delivery to our agreed plans.
  • Identifies and predicts resource issues and risks, and analyse options for profitability.

Construction Phase
  • Contribute, develop and endorse the strategy developed in the bid phase for project delivery.
  • Is prepared to take tough decisions to overcome obstacles.
  • Be involved along with the QS and Site Management in the selection process for subcontractors, specialist and suppliers, ensuring that an appropriate balance is made between commercial focus, quality orientation, delivery capability and safety record.
  • Ensures that all dealings with the supply chain are conducted robustly, with integrity, and in accordance with the sub-contract.
  • Where design teams are novated ensure information is released in line with the Information Release Schedule contained within the Project Construction Programme and takes appropriate corrective measures when necessary.
  • Determine and engage appropriate resource/resources to discharge the design obligations along with developing cost efficient buildable / safe solutions.
  • Attend progress meetings as appropriate and ensure that relevant contractors/progress reports against the programme are issued in accordance with the contract.
  • Provide high level progress reports to the Directors- weekly or as required for medium/large projects.
  • Openly and honestly present controversial, sensitive and complex issues to the customer and his team.
  • As part of the project team ensure that works are progressed safely, to the quality, programme, efficiently and cost effectively.
  • Ensure that suppliers and contractors are robustly managed in accordance with their order.
  • Ensure all regulatory requirements regarding Planning and Building Regulations are discharged.
  • Ensure that all site administration procedures are followed and timesheets are signed-off when not verified by a Site Manager.
  • Work closely with the Surveyor to ensure all cost related items are reported back and assist in the preparation of the final account.
Post Construction Phase
  • Assist the Surveyor in the preparation of the final account.
  • As part of the Project team, shared accountability for completing projects successfully.
  • Defines clear project or programme outcomes and review progress regularly, making any necessary adjustments.
  • Evaluates project outcomes and provides feedback on "Lessons Learnt".
  • Reviews, improves and changes methodologies and processes as required for greater efficiencies.

Knowledge, Skills and Qualifications:
  • Proven commercial awareness.
  • Thorough knowledge of construction methods, techniques and procedures.
  • Experience of completing sections and projects on time/budget/safely.
  • Ability to ensure all staff/subcontractors complies with H&S procedures.
  • An understanding of Contract Law and building contracts.

  • Ability to develop and lead a team.
  • Ability to lead Health & Safety Excellent Project/Programme Management skills.
  • Good interpersonal skills including communication and team building.
  • Ability to make difficult decisions affecting fellow team members.

  • Minimum HNC/HND Building Studies or Construction related degree.
  • CSCS.
  • Asbestos awareness training.
  • First aid.
